Write-offs are smart business, but they can make your income look smaller on paper than it really is. That's where many banks stop. As mortgage brokers, we can shop a wide range of lenders for a program that fits how you actually earn.
Who we help. Business owners, 1099 contractors, freelancers and gig workers, commission earners, real estate agents and investors.
Self-employed for about a year? Many loans look for two years, but some programs may work with one year of self-employment.
Tax returns. A conventional, FHA or VA loan may still be your best option, so we'll start there.
Bank statements. Some programs use business or personal bank deposits, not tax returns, to look at income.
1099 income. Some programs use your 1099s to document income.
Profit and loss statements. Some programs use a P&L, often prepared by a CPA or tax professional.
Assets. Some programs consider savings and investments as a way to qualify.
Rental cash flow. For an investment property, some programs look at the rent the property brings in.
What to have ready. Your recent tax returns, business and personal bank statements, any 1099s and a year-to-date P&L. Not sure what applies? We'll tell you what we need before you pull everything together.
We explain the options so you can compare them. These programs can carry different rates and terms, so we'll walk you through the tradeoffs.
"She was able to get us a loan with some odd tax returns when no one else could." - Micah Little (Google review)
