A hard money loan is short-term financing from a private lender, secured by real estate. Approval leans more on the property and your plan to repay than on your personal income. We have some hard money options for investors, and we can tell you quickly if one fits your deal.
Who it can help. Real estate investors who are flipping or renovating a property, or who need to close quickly before moving to longer-term financing. These loans are generally for investment properties, not the home you live in.
What lenders look at. The property's current value, its value after repairs, your experience and your plan to pay off the loan.
Plan your exit. These loans usually run for months, not years, so you'll want a clear plan to sell or refinance before the loan comes due.
Know the tradeoffs. Hard money usually costs more than traditional financing, often with points at closing. The property secures the loan, so it's at risk if you can't repay. If a longer-term loan is a better fit, we'll tell you.
What to have ready. The property address, purchase price, repair budget, expected value after repairs, your experience and your exit plan. We'll tell you what else we need before you pull everything together.
